The role of the Principal Designer for Building Regulations is to help ensure that building work is properly planned, coordinated and designed to comply with the Building Regulations and reduce building safety risks.

What does the Principal Designer role involve?

In simple terms, the Principal Designer coordinates the design and manages Building regulations compliance during the design phase of a project.

  • Planning, managing and monitoring the design process in relation to Building Regulations compliance
  • Coordinating designers and consultants to reduce risks and improve compliance
  • Identifying compliance issues early, before they become construction or approval problems
  • Supporting the client in understanding their duties under the Building Safety Act
  • Assisting with Gateway submissions and Building Safety Regulator expectations on higher-risk projects
  • Helping maintain clear and structured project information and the “golden thread”
  • Reviewing design changes that may impact compliance or building safety
  • Promoting a practical, buildable and coordinated approach across the wider project team

The role is not simply about reviewing drawings at the end of a project. It is about embedding compliance and risk management into the design and coordination process from the outset.

John Smith is a Registered Principal Designer for Building Regulations (HRB and Non HRB), Architectural Technologist and Director of Cityzen. John is also an assessor for the CIAT for Principal Designers.
