We start 2013 with the submission of our latest planning application for a large residence in Hove.
The application is for the alteration and modernisation of an existing 1970’s property. The proposals were developed after looking at the house as a whole. Proposed changes start with the creation of a new glazed entrance adjoining a large entrance hall with feature staircase leading from the basement level to the loft conversion. The new entrance and full height staircase will create a spacious and grand entrance to the property. Repositioning internal doors allows existing rooms to be better utilised and provides a more natural flow around the property.
An existing glazed garden room, which currently overheats at the mere mention of sunshine will be dismantled and to avoid waste these will be sold for reuse. In its place a new solid insulated structure will be built. Windows and doors in this area have been carefully positioned to frame the existing views out of the property and to maximise natural light without overheating the space.
Upstairs the existing four bedroom layout has been consolidated to create three bedrooms. The smallest existing bedroom will be divided to create two dressing rooms and an ensuite – this way two of the three bedrooms will have dressing rooms and ensuite facilities.
The fourth bedroom will be moved into the large existing loft space and will utilise the full plan of the building to create a luxury master suite. This will include a large dressing room and separate ensuite as well as spacious bedroom incorporating a lounge area for relaxing and taking in the views over the city and out towards the sea.
The whole front garden area has been redesigned to create a more welcoming space. Vehicle and pedestrian access has been separated and defined to create a far more welcoming entrance to the property. In addition to this, the proposals include for the creation of a carriage driveway eliminating the need to reverse out over the pavement onto the road.
